Issue A

“How to revise Section 7.8 of the covenants so that homeowners are permitted to responsibly build fires on their property.”  [Problem Statement #6 in the survey]

The current covenants only allow outdoor fires for cooking.
By 34 to 4 the membership surveys favored modifying this rule to allow responsible use of outdoor fireplaces. (Pro-change members score= 8.5)

This proposal would amend the Covenants to allow use of outdoor wood fireplaces or fire pits provided they comply with all laws, water is close by for fire suppression, and a responsible person is present at all times. The proposed language is in the Draft Covenant Proposals, Article VII at section 7.8 (on the Saddlehorn Blog).

    1. I’m willing to trust homeowners to know when it’s safe to have an outdoor fire, but I don’t trust short-term renters to do the same. They’re here for a few special days, there’s a stack of wood available, surely the wind will die down…. Is it possible to require rental owners to disallow use of fire pits to their renters in their rental agreements?

  1. I agree with this one. I feel that outdoor fires are an important part of enjoying our beautiful neighborhood when done so responsibly and with the right measures at hand to avoid any risk (i.e only in designated pits, fire suppression at hand, etc). Personally, I think short term or long term renters should be given access to that amenity as well, so long as they respect and adhere to the same safety measures as us owners.

  2. I agree this needs to be updated and the language seems reasonable.
Also, agree with Mary regarding renters. Anyone renting their property would need to take on the decision of if they allow it or not for their renters.
