“How to coordinate the requirements and enforcement of our covenants with other higher legal authorities (E.g., such as septic, subdivision, etc., from Teton County, State of Idaho, etc.” [Problem Statement #4 from surveys]

By 20 to 18 the membership surveys favored changes of this kind. (Pro-change members score= 1.11). Various comments made suggestions.

Several other proposals in this set of proposals also address subordination to higher authorities, including Issues H & L. The proposal offered here would remove the requirement of a “septic tank” for each lot.  Instead, although “sewage disposal facilities” would continue to be required, they must merely comply with all requirements of state law, and be properly permitted by authorities.  Outhouses would remain prohibited.
