Whether and how to change the covenants to allow the presence of multiple dwelling units on a lot (meaning multiple cooking facilities).” [Problem Statement #14 in the survey].

The current covenants restrict lot development to single family residence. The current rules clarify the meaning of single-family to include the use of only one common kitchen. By 18 to 18 membership surveys were pretty evenly divided on addressing this issue. (Pro-change members score= 1.0). 

Due to membership input, and the complexity of the issues, the Board concluded that no action should be taken on this subject at this time.  It should be subject to further study and HOA discussion.
NO VOTE NEEDED.

  1. If a single family residence has a short-term rental attached or within the building, doesn’t that mean there’s a second common kitchen?

  2. The covenant should be changed to define single family residence as to allow up to 2 complete kitchens. This would allow a lot owner to finish off a basement or attached dwelling with a kitchen and rent it our.

  3. Bill had a good point. Also, if you own a larger lot (say 4ac) it seems reasonable to allow 2 home no larger than x sq ft. We could get specific about required acreage and sq footage so you don;t end up with two large or one tiny home.
